| A residential appraisal is an estimate of market value of your home as of specific date. |

| 2. WHAT TYPES OF PROPERTY DO YOU APPRAISE? |

| Single family, condo, multi-family (2, 3, or 4 family), mobile home, vacant land. |

| 3. HOW IS MARKET VALUE ESTIMATED? |
|
| Recent sales of similar properties in your neighborhood are compared to your property. Adjustments are made to the sales to indicate differences between your property and the comparables. |

| 4. WHERE IS THIS INFORMATION OBTAINED? |
|
| The information is obtained from local tax records and local Multiple Listing Services. Information regarding zoning, census tract and flood zones are available from local county offices. |

| 5. WHY SHOULD I HAVE AN APPRAISAL? |
|
| Lenders require an appraisal to determine value for loan purposes. It is also a good idea to have an appraisal for cash purchases to avoid overpayment. If you are considering selling your property "by owner" an appraisal is a guideline to use when determining price. If overpriced, a property will not sell. Heirs of an estate are often required to submit an appraisal for possible tax purposes. |

| 6. WHAT ARE THE QUALIFICATIONS OF AN APPRAISER? |
|
| Florida State Certified Appraisers are required to complete over 150 hours of accredited education courses and have obtained a minimum of 2 years experience before qualifying to take the State exam. Continuing education is required every 2 years to maintain certification. State Registered Trainee Real Estate Appraisers are required by law to work under the supervision of a State Certified Appraiser for 2 years before eligibility to take the State exam. |
